Initially EPCA undertook acquisition surveys and technical due diligence of the 3no blocks, two of which were occupied by a significant player in the oil industry. The anchor tenant decided to exercise their lease break in 2017 resulting in a dilapidations claim that was settled by EPCA at £1.2m. Thereafter EPCA were tasked with developing the clients brief, working closely with letting agents in a rapidly changing Aberdeen market due to the decline of the oil price. The proposal included sub-division of units, bringing them up to an almost “new” appearance to compete with local new build developments. The proposals have resulted in a near zero void status. In addition, EPCA have had an ongoing involvement with rentalised tenant fit outs.
