The property faced a cycle of lease expiries and potential void periods while new tenants were found. EPCA assisted the client and their agents in developing a long term strategic plan to re-position the building within the Edinburgh office market. Firstly, EPCA undertook a Planned Preventative Maintenance (PPM) analysis for the common parts. We assessed the condition of the common areas and common building services, and allowed the client to plan the implementation of common repairs in accordance with their landlord lease obligations. This ensured that the common parts were in good condition in the run up to the marketing of vacant suites, and contributed to keeping service charges as competitive as possible. Next, EPCA advised on the dilapidations liability of tenants as each lease expiry approached. Having a planned strategy helped obtain comprehensive enforcement of tenant's obligations, and maximised recovery of any landlord costs. Lastly, EPCA implemented refurbishment works to bring each office suite up to marketable standard. EPCA worked in close collaboration with the client and their agents to develop a specification that maximised marketability within the confines of tight budgets and programme. One particular issue was the low ceiling height available, particularly with the previously installed suspended ceilings in place. We developed a solid ceiling design which maximised the floor to ceiling heights, while specifying better quality lighting and visually attractive ventilation ductwork in lieu of suspended ceilings. EPCA provided a full range of project services in-house, including project management, contract administration, design and specification, CDM Principal Designer and asbestos surveys.
